Zo Electric completed a New Construction project in Livingston, NJ for Balassone Builders that turned a neighboring home into an entertainment-filled "fun house." The property was purchased by our client and transformed into a multi-use space that includes a pickleball court, an upstairs basketball court, and a finished basement with a golf simulator, table tennis and poker area, a bar, and a state of the art theater. This project brought a very ambitious vision to life, and the team worked closely to keep everything coordinated and on track.
As part of the New Construction scope in Livingston, NJ, we worked alongside Balassone Builders and ZO Electric to integrate the systems and finishes needed for each activity space. ZO Electric added many of the small but important touches that helped the client’s dream become a reality, and our role focused on making sure the overall project came together smoothly from foundation to final walk-through. The result is a single property that functions as several entertainment destinations under one roof.
The layout of the house was planned to separate loud, active spaces from quieter, media-focused areas. The upstairs basketball court and the pickleball court are grouped to allow for easy access and visibility, while the basement houses more controlled, recreational rooms that benefit from a finished environment. The bar and poker area are placed to serve both the basement activities and visitors coming in from the main living spaces.
Theater and simulator spaces were designed with the owner’s entertainment goals in mind. These rooms require careful coordination between construction trades and the electrical and AV teams to ensure proper power, lighting, and control capabilities. ZO Electric supplied the electrical touches and detailed work that helped those rooms perform reliably for games, movies, and simulations.
The exterior of the home received focused attention as well. Curb appeal and outdoor functionality are important for a property that hosts recreational activities, and the exterior work complements the interior conversions. The finished home feels intentional both inside and out, providing a welcoming look while supporting the high-energy uses of the interior spaces.
